Director
Matt is the founder of MAKE and leads the Project Management and Commercial teams. With over a decade of experience delivering schemes from £500k to £55M, his career began with a main contractor, equipping him with a practical, delivery-focused foundation that he has since expanded into a broad and versatile skill set across the built environment.
Matthew has managed projects from both client and contractor perspectives, giving him a rare dual insight that allows him to balance strategic objectives with the realities of on-site delivery. His experience spans a wide range of sectors and project types, including work on heritage assets, where he has successfully navigated the unique challenges of preservation and adaptive reuse.
His portfolio demonstrates the full breadth of project stages, from feasibility and procurement through to construction, handover, and post-completion.
Most recently, MAKE’s appointments have enabled him to immerse himself in cutting-edge approaches to sustainability, particularly within Passivhaus and Net Zero Carbon developments as well as high profile heritage led developments.
Director
Patrick has over 15 years’ experience in the built environment, spanning commercial, project management, and development management functions. His career includes working on both the client and contractor sides, giving him a well-rounded understanding of the full project lifecycle and stakeholder perspectives.
Patrick’s expertise covers multiple use classes, with extensive collaboration alongside local authorities, registered providers, and private developers. He has successfully managed schemes from feasibility studies, appraisals, and business case development, through planning, delivery, and into post-construction phases including sales and leasing.
He brings a unique combination of on-site construction cost management and delivery expertise, coupled with strategic skills in town centre masterplanning and regeneration. This breadth of experience enables Patrick to bridge commercial, technical, and strategic priorities, ensuring well-coordinated and outcome-focused project delivery.
Associate Director
Joe Eaton is a Chartered Quantity Surveyor with over 16 years’ experience delivering projects ranging from £500k to £150m across the North of England. His experience spans most sectors in Real Estate including high‑rise residential, commercial office developments, student accommodation, and major programme delivery within the retail and hospitality industries.
Joe has extensive pre and post‑contract expertise and is known for his pragmatic approach, strong problem‑solving skills, and passion for driving projects forward whilst achieving value for money.
Alongside his professional role, Joe is a RICS APC assessor and is a regular guest lecturer on the Quantity Surveying degree programme at Leeds Beckett University.
Outside of work, Joe is a proud parent to three young children and is sadly a season ticket holder at Burnley FC.
