This flagship award-winning development marked the successful construction of ninety-one luxury build-to-rent apartments, located in the heart of Piccadilly Basin, Manchester. The project unfolded on a challenging, confined site, tightly bordered by canals, roads, and existing apartments, covering an expansive 82,000 square feet and concluding within the original 92-week timeline.

The development presented intricate design and construction methods, including the utilisation of a concrete frame with expansive cantilever overhangs. Our role as the commercial lead encompassed vital services, including the procurement of all sub-contractors and consultants, meticulous management of project budgets and schedules, acting as the primary point of contact for the final client and end users, establishing and overseeing construction contracts, and compiling monthly valuations on behalf of the main contractor.

Given its adjacency to the Grade 2 listed Jackson’s Warehouse and its role in completing the Piccadilly Marina enclosure, close collaboration with English Heritage and the Canal Rivers Trust was essential. In executing this complex project, we relied on our established contacts and subcontractors to ensure timely and budget-compliant completion.
